Queensland’s Sunshine Coast has a brand-new property after the opening of the Avani Mooloolaba Beach Hotel, the first internationally branded new-build hotel to open in the destination for more than four decades.
The 12-storey, 180-room, beachfront hotel is located on Mooloolaba Esplanade overlooking the Pacific Ocean.
Tourism chiefs say the arrival of Avani signals a new chapter for Mooloolaba, with rising domestic and international demand continuing to elevate one of Australia’s most iconic coastal destinations.
Key features include a rooftop pool and terrace and an AvaniSpa and AvaniFit. The hotel also offers curated experiences across the Sunshine Coast, including ocean activities and coastal trails to local dining and cultural touchpoints.
Dining is led by Sully’s Rooftop, the hotel’s signature restaurant, which welcomes both in-house guests and public drop-ins. The menu features fresh seafood at its core, including the region’s sought-after Mooloolaba prawns. There is also a lobby bar at street level.

The Sunshine Coast is often described as a more relaxed, nature-focused alternative to the Gold Coast. Key attractions include over 100km of white-sand beaches, lush hinterland, three unique UNESCO Biosphere Reserves, the Australia Zoo, Eumundi Markets (600-plus stalls), and a boat trip through the Noosa Everglades. It is a favourite among families, beachgoers, hikers, foodies and others.
The hotel’s opening aligns with broader investment across the region. The Mooloolaba Foreshore Revitalisation Project is set to enhance the beachfront with expanded parkland and improved access, while the $170 million redevelopment of Sunshine Coast Airport will strengthen connectivity from key domestic and international markets including Sydney, Melbourne, Adelaide, Auckland and Singapore.
